Mayor Gavin Newsom has hammered out a proposed deal with the San Francisco Museum of Modern Art that would make room for a major expansion by trading the busy-but-aging Howard Street fire station for a new one about four blocks away.

Newsom hailed the deal, which was announced Monday, as "a double gift to the people of San Francisco."

The current station, built in the early 1900s and renovated in the 1950s, needs about $5 million to $10 million in seismic upgrades, city officials said.

Under the deal, it would be razed to make room for the expansion, planned in part to house the collection of modern and contemporary art compiled by Gap Inc. co-founders Donald and Doris Fisher. The portion of Hunt Alley directly behind the station would also be transferred to the museum, which could pay more than $14 million to develop and build a modern station at 935 Folsom St., between Fifth and Sixth streets.

Deducting the value of the current fire station property from the station the city will receive translates into a gift from the museum to the city of more than $10 million, according to Newsom's administration.
